Broulee Ridge is a master-planned village of 685 homes on the NSW south coast — 207 Broulee Road, Broulee, next to Carroll College, on a low ridge looking out toward Broulee Island and the sea. We’ve planned it for the people already here as much as the people coming. The mix of housing types is intentional: room for families through different stages of life, downsizers, and renters — including affordable homes held in perpetuity and build-to-rent homes for local renters.
Around the houses sit 30.8 hectares of conservation land and 20 hectares of open space. Walking and bike trails connect through to the schools and the township, with a neighbourhood retail precinct fronting Broulee Road, a clubhouse, and outdoor space for community events. The next step is Council planning staff will finalise their recommendation to Councillors who will vote on the application and if successful community consultation will begin.

Broulee Ridge is a rezoning proposal, which means it sits with Eurobodalla Shire Council for review. Following this process, the community has a formal window to make submissions before anything is decided. We’ll be running our own engagement alongside that, including information and feedback sessions. Your input is important — it helps us create a stronger community.

Five per cent of the 685 homes — around 35 — are long-term rentals held affordable in perpetuity, offered at 20% below market rent to moderate-income households. They’ll be built and managed by a Community Housing Provider.
Another 5% are build-to-rent homes for local renters — long-term rental housing that stays in the village rather than being sold off.
Alongside sits the Key Worker Finance Scheme, providing 100% finance for key workers to help local families into the market.
The commitments outlive everyone involved in making them. We think that’s the right way for a village to start.
Before the houses, the site. The masterplan — currently lodged with Council — was shaped by what’s already here: the ridge, the band of bush along the south and west boundaries, Carroll College next door, the township a short walk away. We’ve kept the conservation areas intact, run the trails through the bush rather than around it, and placed the retail where the road already passes. The houses sit where they best catch the view.
