These terms apply to your use of the Broulee Ridge website (brouleeridge.com.au). By using the site, you agree to them.

1. About the project

Broulee Ridge is a master-planned village proposal at 207 Broulee Road, Broulee NSW, currently lodged with Eurobodalla Shire Council for rezoning approval. This site explains the proposal and supports the community consultation process.

Important: the project hasn’t been approved. Everything on this site relates to the proposal as currently lodged and is subject to change as the project moves through Council and the community consultation process.

2. Information on this site

We try to keep the information on the site accurate and current, but:

  • Figures, hectarages, and dwelling counts may change as the proposal evolves
  • Indicative dates (info sessions, submission windows, construction timing) are best estimates and subject to change
  • Diagrams, illustrations, and the masterplan are indicative — the final approved form may differ
  • Where we say “in perpetuity” or describe specific commitments (affordable housing, key worker housing), those commitments depend on the rezoning being approved and the project proceeding as proposed
  • The Key Worker Finance Scheme is in development; final terms will be published when finalised

In short: the site is a starting point for understanding the project, not a contract. For anything you intend to act on, please contact us directly or check the most recent material lodged with Council.

3. Forms and personal information

Personal information you share with us through the contact form, FAQ form, or Register Interest form is handled in accordance with our Privacy Policy.

4. Intellectual property

The site, its content, photographs, masterplan illustrations, brand marks, and the Broulee Ridge name are owned by Brightway Development Group or used under licence. You can read, share, and link to public-facing pages. You can’t copy or reproduce significant amounts of content, the brand marks, or the masterplan illustrations for commercial use without our written permission.

5. Links to other sites

Where we link to external sites — Eurobodalla Council, partner organisations, Brightway’s main site — we don’t control those sites and aren’t responsible for their content. Their own terms and privacy policies apply.

6. Limitation of liability

To the extent permitted by law, Brightway doesn’t accept liability for any loss arising from your use of, or reliance on, the information on this site. This doesn’t affect any rights you have under the Australian Consumer Law that can’t be excluded.

7. Changes to these terms

We may update these terms from time to time. The version posted is the current one.

8. Governing law

These terms are governed by the laws of New South Wales, Australia.

Updates that matter

As the project moves through Council and beyond, we’ll share:

  • Council milestones — lodgement, public exhibition, decisions
  • Info session dates and locations
  • Changes to the masterplan in response to consultation
  • When affordable home applications open
  • When build-to-rent applications open
  • When market-rate lots are available

Roughly six emails a year while we’re at the consultation stage. More if there’s something worth saying.
